22-Point Checklist for Air Conditioning and Heating

  1. Clean condenser coils (when needed)
  2. Oil outdoor fan motor
  3. Check Thermostat and system operation
  4. Check Compressor amp draw
  5. Check outdoor fan motor amp draw
  6. Check indoor motor amp draw
  7. Clean indoor coil in place if possible (if impacted-quote cleaning separately)
  8. Clean primary drain pan
  9. Clean drain line
  10. Check drain pan safety switch operation
  11. Check blower wheel
  12. Sanitize air handler (when needed)
  13. Inspect ductwork for contamination
  14. Inspect electrical wiring inside indoor unit
  15. Inspect electrical wiring inside outdoor unit and measure voltage drops across contractors
  16. Oil outdoor fan motor
  17. Complete operation check of unit components
  18. Check refrigerant levels
  19. Test all defrost timers and heaters
  20. Inspect all controls and safety switches
  21. Clean or replace filters as required
  22. TWO (2) Tune-ups per year (Spring/Fall – Summer/Winter)
